Our process is based on a collaborative approach. Our involvement in the early stages is encouraged as it allows us to provide budget expectations and assist with the design and pre-construction process. If you have already obtained plans, we can offer pricing to suit your needs.
1. Project Planning
The beginning of your building project can be a long journey and we are often the last step in a demanding process. It’s important to us to bring your carefully prepared plans to fruition with ease and enjoyment. We take the time to understand a new project – from the overall concept to the finer and more thoughtful details.
2. Consultation + Design Concept
Our first face-to-face meeting is an opportunity to discuss your project in detail, as well as your expectations and any significant details that are important to highlight. It is incredibly important to us that both client and builders’ expectations align and can be achieved successfully.
Once we have a good understanding of what you’re hoping to achieve we can facilitate with the design process.
You may have already established a relationship with an architect/designer or you can opt to work with one of our recommended consultants. Throughout the design process, we consistently look for opportunities to make optimisations, provide solutions, and deliver the best result for you while honouring the architect/designer’s intent.
3. Preliminary Pricing
Once you are comfortable with your design, we can begin preparing your preliminary estimate. Cost estimates help you determine if the design is right for you and also provide you with more comfort in moving forward to the next stage. If we need to make alterations to the scope or certain allowances to help achieve this we can provide feedback on the best way forward.
4. Design Development
This is where your initial plans come to life. The design development stage gives you the opportunity to understand how the home will look and feel and to select your finishes and fixtures. You will have the opportunity to ensure your brief has been met and requirements for the home are achieved.
5. Detailed Proposal + Documentation
Once you are happy with your plans, we can work with our consultants to obtain all building permits and documentation. During this time, we will begin preparing your building proposal. Our detailed proposals take 4 – 5 weeks to put together. We will meet to confirm that everything has been accounted for and there are no large changes to the scope. You will be given access to our Client Portal, Buildertrend (BT) to begin preparation for your project, keep in touch with us and discuss any further details. If you have not yet confirmed all selections – you will have access to our library of ‘Watara Standard Inclsuions’ to assist in this process.
Buildertrend is full of useful tools and resources and will be your personal platform to utilise during the build for project updates, budgeting, schedule updates and sharing progress with your family and friends.
6. Contract Agreement
We will meet to review your proposal in detail and discuss any revisions that might be required. It is important that we have everything for your project documented as this reflects what will be built by our team and ensure there are no surprises during construction.
Every piece of documentation that we have completed in the pre-construction/design phase adds value to your project. Once you are confident the documentation reflects your requirements, we will meet to sign a contract and prepare for construction.
7. Construction + Contract Admin
We will meet two weeks prior to our start date to introduce you to our building supervisor and leading hand carpenter who will manage your project closely and be your day-to-day contacts.
When we commence construction, you can expect fortnightly meetings for peace of mind and progress updates. We will also meet at each major stage of the project to discuss any upcoming items or important details. Our team has an unwavering attention to detail, ensuring a smooth behind-the-scenes process, which is critical to the success of a project.
8. Handover + Warranty
We strive for excellence and we are confident in the quality finish of the homes we build. After a 12 – 18 month journey working together, we guarantee delivery of a smooth project handover in every instance with an approach that is documented thoroughly, specific, and tailored to you. We will go above and beyond to ensure an exceptional result.
The satisfaction of our clients is our top priority and we are pleased to provide ongoing support as required. We provide a 12-month defects liability period as well as a 7-year structural warranty in line with QBCC regulations. We ensure you have settled into the home comfortably and any immediate concerns will be attended to.
